## How we help.

- Prepare an accurate property summary with you.
- Identify missing information that buyers or tenants will need.
- Identify buyers, tenants or operators whose requirements could fit.
- Approach the parties you agree and report their responses.

### Who this is for

- A landlord with a vacant unit and unresolved condition, EPC or lease-position questions.
- An owner comparing a sale with a letting before appointing a wider campaign.
- A host property seeking one operator format without a mass marketing exercise.

### Typical enquiries

- A vacant commercial unit prepared for a new letting.
- A landlord search for a leisure operator with a defined lease proposition.
- A discreet owner-led sale before a public campaign.

## Tell us the essentials.

Share what you know. We can discuss the rest.

- Property, title and occupation.
- Lease events and vacant-possession position.
- Condition, EPC, services and current costs.
- Existing agents and previous marketing.
- Sale or letting preference, timing and disclosure limits.

### Before work starts

We discuss the property requirement, the work and the fees with you. Those are agreed in writing before Rivermark starts work or contacts anyone about a property.

## Common questions.

### What do you need for a first enquiry?

Start with the property type, town or postcode and whether you want to sell or let. Add your name and email so we can respond; detailed records and a phone number are optional at this stage.

### What happens after I enquire?

We review the property and your plans, then discuss whether we can help. Any work, fees and permission to approach buyers or occupiers are agreed with you before work begins.

### Can you work with an existing agent?

Sometimes. Rivermark reviews the instruction first and defines a separate task that does not duplicate the agent's role.

### Do you advise on rent or price?

No. Rivermark uses guide terms supplied by the owner or valuer.

### Will you contact a long list of businesses?

No. The contact list follows from the property and the owner approves it before any approach.
