How to research a commercial property market

A research note is easier to trust when every material property fact keeps its source and date.

Write one question

Set the geography, property type, intended reader and decision. A location scan and a search for available buildings are different jobs and should not drift into each other.

Keep the source beside the fact

Save the listing, public record or owner document and note when it was checked. Marketing status, planning pages and company records can change.

Compare the same fields

Use consistent headings for each property or location. Preserve rejected options where the reason will prevent repeated work.

Finish with findings and gaps

State what the material supports, what remains unknown and which question belongs with a planner, surveyor, valuer, solicitor or other specialist.
