Start with the journey that matters.
If the rail interchange is central to the brief, begin by testing Harrow-on-the-Hill. If visits need to work around a particular local station, compare Northwood and Northwood Hills separately. For an industrial search, investigate the named industrial plots around South Ruislip alongside the delivery route.
These are suggested search starting points based on the records below. Availability, asking terms, footfall and individual building suitability need fresh checks.
| Area | Connections and starting streets | A concrete difference | First property question |
|---|---|---|---|
| Harrow town centre | Metropolitan line and National Rail interchange. College Road and the station end of Station Road.Station / line information | A starting point when the rail interchange matters to the team. The council’s premises list can supply leads to check.Supporting record | Does the entrance work for staff and visitors, and do the quoted terms cover the space and facilities you actually need? |
| Northwood | Metropolitan line; Station Approach off Green Lane. Green Lane and Station Approach.Station / line information | The 2019 council appraisal describes a commercial core around Green Lane and Maxwell Road, including Station Approach.Supporting record | Would the frontage, entrance and any fit-out work suit the business in this town-centre setting? |
| Northwood Hills | Metropolitan line; station on Joel Street. Joel Street around the station and towards Pinner Road.Station / line information | A separate station street from Northwood. The March 2026 order adds permit and waiting controls on specified stretches farther along Joel Street and Norwich Road.Supporting record | Can customers park for the length of a visit, and do staff have a workable all-day alternative? |
| South Ruislip | Central line and Chiltern Railways services, including London Marylebone. Ruislip is a separate Metropolitan/Piccadilly station. Station Approach and Victoria Road; Stonefield Way for an industrial search.Station / line information · Chiltern trains · Ruislip lines | Hillingdon’s adopted Part 2 plan identifies Stonefield Way as a Strategic Industrial Location. The station area and industrial plots need separate access checks.Supporting record | Will the vehicle route, yard and loading rights work for the proposed unit, as well as the staff journey? |
Define a workable boundary.
A town name is a starting point. Put the station, streets and the longest acceptable journey into the brief, then visit the entrance and loading point at the time they need to work.
Harrow town centre
Harrow-on-the-Hill
College Road and the station end of Station Road.
- Suggested first search boundary
- Start with College Road and Station Road near Harrow-on-the-Hill. Define a maximum walk to the actual building entrance. Keep Wealdstone as a separate search if its different rail connections suit the team better.
- Staff and customers
- Test the journey from staff starting points, including the last walk and access inside the building. For customer visits, distinguish a station-side entrance from an address elsewhere in Harrow.
- Deliveries and servicing
- Ask where a delivery can stop and how goods reach the space. An upper-floor office and a ground-floor shop can share a street but need very different unloading arrangements.
- Premises suitability
- For offices, separate private rooms, shared meeting rooms and usable desk space. For a shop, investigate the particular frontage and customer route; station proximity alone does not measure passing trade.
Northwood
Northwood
Green Lane and Station Approach.
- Suggested first search boundary
- Use Green Lane and Station Approach as a first walking search. Name the side of the railway and extend only after testing the route to each entrance. Keep Northwood Hills as a separate option in the brief.
- Staff and customers
- Check the station-to-door route, crossings, steps and any upper-floor access. Separate a customer’s short stay from parking needed for an entire working day.
- Deliveries and servicing
- Request the loading arrangement and any rear-access rights. A convenient public parking bay is not evidence of a right to unload or a space included with the property.
- Premises suitability
- The council’s conservation appraisal is useful background for shopfront and building questions. Ask the appropriate adviser to check current designations and any consent needed for signs, extraction or alterations.
Northwood Hills
Northwood Hills
Joel Street around the station and towards Pinner Road.
- Suggested first search boundary
- Start with the walk along Joel Street around the station, then test the route towards the Pinner Road junction. Do not treat every HA6 address as the same catchment or walking distance.
- Staff and customers
- Check the arrival pattern for an appointment-led business: overlapping visits, collection times and accessible drop-off. Read the exact bay signs at your operating times; the 2026 order applies to named stretches.
- Deliveries and servicing
- Ask where delivery vehicles wait, how often deliveries occur and whether a rear entrance is included. Keep pedestrian access clear when comparing a shop, studio or office.
- Premises suitability
- Compare the entrance, frontage, back-of-house space and neighbouring uses property by property. For an appointment business, a workable waiting area and access may matter more than a prominent corner.
South Ruislip
South Ruislip
Station Approach and Victoria Road; Stonefield Way for an industrial search.
- Suggested first search boundary
- For station access, begin at South Ruislip station and test the walk along Victoria Road. For industrial premises, examine Stonefield Way and the exact plot rather than applying a radius around “Ruislip”.
- Staff and customers
- Test Central line and Chiltern train times against the staff journey. National Rail lists no step-free access to platforms at South Ruislip; check the complete access route. Ruislip is a different station, so a broad Ruislip address does not establish the connection.
- Deliveries and servicing
- Obtain the largest vehicle dimensions, approach route, turning and unloading requirements. Check gates, shared yards, pedestrian separation, delivery hours and rights with the owner and relevant specialists.
- Premises suitability
- An industrial designation is a reason to investigate a plot, not confirmation that it can accommodate a gym, showroom or other activity. Have the current planning position, permitted use and technical needs checked.
Use the differences to narrow a search.
Illustrative searches, not property offers or recommendations for a particular business.
An office used by a travelling team
Begin with actual staff journeys to Harrow-on-the-Hill, Northwood and Northwood Hills. Compare the walk to each entrance and the usable rooms. If one journey rules an area out, remove it before spending time on viewing lists.
Put in the brief: the days people attend, named starting stations, maximum door-to-door time, desk and meeting-room needs, and any step-free access requirement.
A workshop with customer collections
Investigate the industrial plots around Stonefield Way rather than assuming a high-street unit will handle loading. Test the staff journey to South Ruislip separately from the van route and yard.
Put in the brief: largest vehicle, deliveries per day, collection hours, yard and loading needs, storage, power and any noise-producing activity.
Keep, widen or rule out?
- Keep an area when the essential journey and access requirements can be tested against particular buildings.
- Widen the boundary when the journey works but a required layout, yard or entrance is missing. Name the additional streets or station area and retest.
- Rule out a property when an essential criterion cannot be met. Record the reason so it does not return to the shortlist under a different advert.
For customer-led uses, observe the exact frontage at relevant opening times. For deliveries, investigate the actual stopping and unloading point. A station map cannot answer either question.
Build your premises search briefWhen Rivermark can help.
Once the business activity and essential journeys are clear, Rivermark can discuss a search across the areas that work, compare information supplied by agents or owners and follow up on missing property details.
Start with the activity, area, size, budget and timing you know. Your solicitor, surveyor and planning or technical advisers should check the terms, condition, proposed use and works before you commit.
